PROVIDENCE, R.I. — A longtime Rhode Island barbecue landmark is once again on the market.
The former Wes’ Rib House property in Providence is being offered for sale for $1.995 million, according to MG Commercial. The asking price reflects a $200,000 reduction from its previous listing.
For more than 50 years, Wes’ Rib House was a fixture in Rhode Island’s restaurant scene, earning a reputation as one of the state’s most recognizable barbecue destinations.
“Wes’ has been a Rhode Island institution since 1973, serving some of the state’s best barbecue,” MG Commercial said in its listing.
The brokerage described the property as a recently renovated turnkey restaurant with additional redevelopment potential.
“The former Wes’ Rib House and the associated real estate are now available for sale,” MG Commercial said. “This recently renovated turnkey restaurant includes additional space on the upper floor for redevelopment.”
The offering includes a fully equipped commercial kitchen with new restaurant equipment, two full bars, and a large dining room furnished with tables, chairs, and banquettes.
Recent upgrades to the building include a new roof, windows, lighting, and HVAC systems. The unfinished upper floor provides opportunities for future adaptive reuse or redevelopment.
The property also includes parking for more than 35 vehicles and currently has seating capacity for more than 150 guests.
According to the listing, the sale includes furniture, fixtures and equipment, along with the Wes’ Rib House trademark, website, and intellectual property.
Located in an area experiencing significant redevelopment activity, the property could appeal to restaurant operators, investors, or developers seeking a high-profile Providence location.
